Still no communication from the property management company.

This company has refused to negotiate the return of my deposit and exit from a lease with an abusive roommate. They have repeatedly lied to me and provided conflicting information. They have said themselves that the only thing they care about is ensuring continuity of rental income for the property owner. They could care less about the particulars situation. On top of all of this, their negligence has likely led a violation of my privacy rights.

Horrid customer service. Never responds and when you move out they take your deposit.

Report them to Better Business Bureau. Did I forget to mention they have a "F" rating with BBB? Check it out for yourself many complaints of dishonest practices. You can get angry or do something report them.

Dishonest and even want you to show people the house while your trying to move out...wait...isn't that their job? Paid on time
even early.

I had the used carpets professionally cleaned sent them my invoice and they still charging me for old carpet. Enough go to BBB and report , report, report.

WORST PROPERTY MANAGEMENT EVER

Wish leaving zero stars was an option. i have been renting the same property since May 2006 when i moved to CO Springs. Then (very unfortunately) All County took over as property manager a few years ago. They are the absolute worst. Their only concern is collecting money, they charge RIDICULOUS fees for RIDICULOUS things (like a charge to drop off your rent in person to office, because god forbid they have to say hello to you; or a "re-signing fee" which costs the same as a new tenant lease). SO stupid. The staff is rude & incompetent, and they do not address safety issues with the property unless or until you contact Code Enforcement, which i have had to do 3 times in the last year (funny how the issues THEN get addressed), but will not let me out of my lease without additional financial penalties. After THIRTEEN YEARS. And i only requested this because it has been RAINING IN MY KITCHEN for the past month and a half. I cannot wait until my lease is over. Loved the property itself which is why i stayed there so long, but cannot stand the horrible property management. Heed my warning- do NOT rent from these jerks. I tell everyone i can how horrible they are- even strangers in check-out lanes. WORST WORST WORST.

Terrible company/ money hungry

I moved into a beautiful home towards the end of 2017, all county was great at first with responding to emails. Until Paula started only responding on Friday’s around 4 when it was time for her to leave for the weekend. After living there for about a year, it took them months to finally send me a new lease. A fire next door damaged our property, they didn’t fix it. Shortly after signing, we found major termite damage so bad I had a massive hole in the floor of my living room making it a hazard; *** floor repair that they claim they had no idea was there, but the owners covered it with carpet, so I call bull. proof of a termite infestation. It took months for them to fix the issue until we decided to terminate our lease since the owner was in default of providing habitable conditions. Now, after agreeing we won’t be responsible for anymore payments; they’re saying I owe $5,000 and will “evict me” if I don’t pay them but they will not answer my calls or emails. Absolute *** company.

We rented under allcounty property management for a year. We are still waiting for our $2200.00 deposit to be returned. They wanted the deposit up front but they'll hold your money until you get pissed and make a complaint. They will lie everytime you call and tell you its being processed. We have yet to receive the money ir any response from the agent.

GOING WITH THEM TO RENT OUR NEW HOME. THEY TOOK A PICTURE OF THE KITCHEN AND MASTER BATH ONLY AND ADDED MODEL AND CLUB HOUSE PICTURES. NOT PROFESSIONAL AT ALL!!! AFTER CANCELING VERY RUDE AND UNPLEASANT. DIDN'T GIVE ALL OUR STUFF BACK SON HAD TO MAKE 2 TRIPS. AGAIN, VERY RUDE AND MADE HIM WAIT. NEIGHBOR HAD BAD EXPERIENCE WITH THEM TOO. PUT A LOCKBOX ON HER FRONT DOOR WITHOUT A CONTRACT SIGNED. WHEN SHE CALLED THEM THEY SAID THEY WOULD GET IT OVER THE WEEK-END AND SHE NOW, THEY HANG UPON HER. Absolute nightmare!

Had to pay rent online using a third party site, Paylease, or through Wal-mart customer service. A payment got lost.

They had me doing all the work tracking down the lost paymenteven though it came out of my bank account. Half the time neither would function and accet payments. They charge $10 for dropping off a check. A $100 late fee despite proof their payment system doesn't work.

They defer maintenance big time! There were fire hazzards through the unit as well as neighbors' units. If you stand up to them about such issues they will not renew your lease. They don't have the units professionally cleaned nor do they change the locks.

You will find yourself doing all minor repairs or living with the issues. Sandy will lie and lie and lie. She is a drama queen and as unprofessional as it gets. Don't bother paying your last month's rent.

They'll keep your deposit and charge you more. It's a legal battle but attorneys cost too much and leave you stuck. Their ads say, "no dogs." But tenants have them. When they do fix things the work is so cheap and from what I understand, they turn and overcharge the property owners for the costs.

This company is the Comcast of property management. They exploit tenants and owners and think they own you. This isn't just my experience. I have spoken with several neighbors as well as past tenants and folks in the Real Estate field.

Stay away!!! You've been warned.

Do not rent from here

This may be one of the worst experiences I have had with an apartment. Although the secretarial staff are very pleasant and kind most of the time, the experience with the apartment itself has been nothing but bad from day one.

The place has been under construction for over a year. Every day you're dealing with maintenance people at the property banging and clanging things around. Well not every day, as they seem to show up at random moments and work for a few hours here and there...especially when tenants are trying to sleep. Even on Thanksgiving and Christmas Day when people prefer to rest they are banging around at early hours.

There is no end in site as to when they will be done remodeling the property. We paid over 1000 a month to deal with all the noise for the year we were under the lease and they were actually working on the property before we moved in and came to look at it. Maintenance staff sometimes appeared intoxicated. They have been seen drinking and smoking in front of the building.

They would play loud music treating the place like they were working on an abandoned building. A few times after they left, the entire place smelled like smoke, and took hours of airing out the apartment to get rid of the smell, as they would smoke in the area downstairs next to their maintenance closet next to the steps and the smell would get into the vents. One of the maintenance workers would swear constantly. I reiterate that they are spending well over a year trying to fix up two small buildings each with 4 one bedroom apartments.

Plus condos are about to start going up around the corner putting you in the middle of all the construction.When we first moved in the toilet was leaking and was not fixed unit it started leaking into the downstairs apartment .Found out later it was installed incorrectly and they had to come up and remove it reinstalling it .We couldn't use the bathroom for a day

The place has the old window shaker AC units. They will cool down your apartment after running for a few hours but when you first turn them on it won't cool down right away as central AC does. Some windows got painted shut when maintenance was painting so you couldn't open them which made it hard to cool down the apartment and the ceiling fans never did help much. Lady in one in of the downstairs apartments had a dog which she claimed is service dog.

It was untrained and was never on a leash or in a harness. The thing barks aggressively and tried to attack us. Nobody cleans up after their dogs and there are deposits all over the backyard. Was told we needed to tell them a month in advance if moving out at the end of the lease but couldn't get a straight answer as to if they were renewing the lease or not when the contract was up in the beginning of July, so we had to move out.

One minute the property is up for sale the next minute it's rentals. I was moving out and had a staff member show up and try and say we were trying to sneak out in the middle of the night when they never made contact after several calls to determine if they were renewing our lease or not. It was the beginning of June and they had our last months rent plus 1100 security as we had paid it on move in and the contract ended July 1. We just assumed they were not renewing so we were making plans to move out.

She yelled saying we knew the place was under construction when we moved in. We figured it would be under construction for a few months or maybe even 6 but never over a year. The contact was not evan a full year as we moved in July 15 but they ended it July 1.

It has a good location and apartments are a decent size. If you don't mind never having any peace and quiet this is the place for you.

All county property is terrible. All that they’re after is money, they give horrible customer service. If you have any problem with the house such as plumbing or any normal house issue, they take forever to get back to you! And once they do they have no consideration for you whatsoever. All they want is your money. They are very unpleasant workers. Even the owner of the home that I was renting complained of their irresponsibility.

Warning!!!! Nightmare!!!

Townhome rented in Largo. Was not professionally cleaned upon move in.

Was charged $295 nonrefundable administrative fees for processing lease on top of $50 application. German roach infested. They use a company xalled Paylease to pay rent online or at Wal Mart. Only a 3 day grace period then a $100 late fee.

I paid at Wal Mart in my first month and the money was withdrawn from my account but the middle man lost the payment. Immediately I got eviction notice on my door. The management company expected me to pay the rent again saying I was still responsible for the rent. I had to use my days off to track the money down.

The sytem online would decline payments despite available funds. Maintanence often deferred and denied or would take several months to have repaired. Even when repaired, problems persisted. My fridge has leaked water for over a year.

The heater doesn't work. Hallway lightswitch turns on and off on its own (fire hazzard). Went to make rent payment at Wal Mart as the company issued tenant payment cards. It didn't work.

Was issued another card. It too didn't work. Dropped off a check and e-mailed picture of my attempt to pay the rent as the 3rd was on a Saturday (learned I need a whole day off to pay the rent, they don't accept checks or money orders and will charge $10 for dropping off a check). Was charged a $100 late fee.

I refused to pay it. It went up to $200 a month later and I got an eviction notice. I disputed and refused to pay it. Went to pay rent online and system said "declined." Tried to pay at Wal Mart and card would't work.

Called them and they gave me a number that finally worked. Been lied to alot by this company too, flat out lied to. Was told the system declined me because nearly a year ago I "attempted to pay with insufficient funds." Complete lie! Was told they would split the $200 late fee with me (as if $100 is coming out of their pocket).

I refused to pay and was done messing around. Got a letter on my door saying I had to be out at the end of the following month and they would not renew the lease. I called and asked why. They said "the owner decided to waive the late fees and decided not to renew." The owner is like 80 and lives in Germany and is an investor and has only seen pictures of this place.

They are not renewing out of retaliation. I live alone, no pets, don't smoke, no guests over. They said they would not accept me dropping off a check. Tried to pay online, "declined." Dropped off a check.

I've heard the horror stories from neighbors who moved out and those who still live here. This company does not return security deposits. I went to the office to deal with accusing me of late fees, request final inspection be done in my presence, and to go over final steps of moving out and procedures/requirements.

They held the door open and kept telling me to leave, would not work with me or my concerns, and threatened to call the police. I am in real estate and they still treated me this way.

Unlawful eviction

We have rented this house for over 6 years with no problems. All county took over at the first of the year. We had a sewer line break in the wall. They came out took out drywall flooring and carpet. Then two days after they gave us 60-day notice followed by a 3-day notice. For no reason. No contact with us and they failed an unlawful detainer on us. We were current on rent when this all started. They never mentioned they filed illegally. I spent over $200 fighting this only to lose to a judge that never looked at the case. They have connections. At this time I am homeless and for no reason. They ruined my credit and my lie. I am67 and having a UD on my record I will not be able to rent. My whole family is here. All county is a sad place and I hope they get theirs. Pathetic

Do not deal with this company as they are as shady as they get. They will let you know that you are in running for the property but that there are applicants ahead of you, but hey don't worry, they are losers and will never get accepted and your application is the best they have received. Then, Kim, will ask for your application fee(s) even when they have have accepted a previous applicant., telling you this is what you must do to be considered for the property. Then, after they have accepted a previous application, they will dig into your credit history until they find something that is okay 6 years old and paid off and say that is why you were denied, costing our family 150. Do you want to give them 150 dollars. I have reported their illegal activities. Make sure that you do as well! They are losers. {{Redacted}}

I have had nothing but problems with landlords. They are.

All bad. But for some reason all county has been pretty fair with me.

I am so thankful to have a place to live i can ignore the small stuff. And so far so good.

Almost got people hurt

Kim D at all county Suncoast inefficiently updated her website and her properties and almost had me and my husband injured by her new leasers because we were given access 48 hours after rental with a lock box and the sign still in the front yard.. the renters were as confused as we were.. upon getting a hold of her on Monday morning she made nothing but series of excuses for the reason why she almost got people injured for not apparently taking care of her postings and listings... I would recommend you never use this service or realty company ever due to the fact that they do not take ownership in the damages and which they could have caused

We rented a home for a year in Viera with this company. First they took two months security from us and kept every dime. During our stay in the home we had to deal with an alarm going off every single day a constant beep. We were told we couldn't touch it and would have to have it professionally fixed. Mind you it was like that when we moved in. It was a complete nightmare dealing with this company. They really think they are above all. One day they came by and took a picture of a 2" weed by the garage and said we were going to have to pay a fine. Seriously? We had a professional landscaper for the property. Instead of just picking the damn weed they went through this whole thing of getting a picture, submitting it and writing up paperwork. Really? The owners are a married couple who are down right nasty along with their worker who is always wearing brown for some reason. Not that is important but quite weird! Anyway the owner decides to show up at our house at around 10 pm at night straight off the flight from Iraq or something (where he works) to see if he could convince us to stay. We told him of all the problems and he took care of the alarm the very next day and apologized. I told him all the issues we had with this company and he actually removed the home from them. We were able to secure another tenant for the landlord to take over as soon as we left also. We paid our contract up in full 10 months in advance. We left because we were relocating. We gave the ample notice. We had a professional cleaning company come in and clean after we cleaned so there would be no issues. They still kept 2 months security when there was no damage whatsoever and everything was professionally maintained. We have photos of when we moved in and when we left. If you have been reading all the responses left by the company after everyone leaves their rating you can see they are full of it and try to pawn the problem on everyone else. They are walking on a fine line of robbery with how they treat the owners and the tenants. They can reply whatever they want but I have listed just a small sample of issues we had to deal with using this company. DO NOT USE THIS COMPANY and everyone should report them to close them down! Horrendous Experience

I do not even know where to begin in trying to convey how difficult and horrendous it was to work with All County Property Management. I know this is a long review but please read it through as it details all of the MANY various issues we had with them. At first they were fine, answered emails and phone calls promptly and found us good tenants. If all you need is a management company to find you acceptable tenants then All County is fine to work with. If you want them to actually manage your property then I would absolutely look elsewhere. The first issue occurred soon after they found the tenants for us. They just stopped answering emails and phone calls promptly. It would sometimes take me three emails to both Gloria and John before I would get an answer. And often the email never directly answered the question I asked, they just skated around an issue. The second major issue occurred when they raised the rent for our tenants after the first year. We did NOT want to raise the rent as the tenants always paid on time and never had any issues, so we wanted to keep them around. All County didn’t even ask us if it was ok to raise the rent, they just decided to do so and let the tenants know. Next, the tenants had a problem with the sewer backing up and needing to have it rodded out. The management company did not even let us know that the tenants had this issue, they just sent us a bill for $475. First of all, they are supposed to notify us of any maintenance expenses totaling more than $200. Not only did they not let us know this before calling their own person to fix the issue, but they did not tell us about this issue after it happened either. When I saw the bill for $475 and questioned why they didn’t tell us, they said that they “thought they emailed my husband”. Not only did they not notify us but they also used the ex-husband of the receptionist, Gloria, as the “plumber” to do this work. When I looked this man up he is not only unlicensed but the license number that he gives to prospective clients (I called him and asked him for his license number) is the license number of an entirely different person. So their “plumber” is illegally giving out someone else’s license number and therefore All County is having any plumbing work done by an unlicensed liar. This was a HUGE problem for us. When I contacted John about this being an issue he informed me that the plumber was Gloria’s ex husband and they had the same last name because they needed to keep their daughter on his insurance plan for school and he was a really nice guy and they trusted him. John swore that this plumber was licensed because he was currently doing work in Buffalo Grove and they must require a license there. Basically he gave one ridiculous explanation after another. But if that were the case, that he was licensed in Illinois, why, when I called him and asked for a license number did he give a fake license number of a man with an entirely different name? At this point, after the plumbing issue, we decided we no longer wanted to work with such a disreputable company and decided to give them the notice that we no longer required them to manage our property. Our village requires landlords to take a class on crime prevention and have the property inspected by the village to ensure it is safe for tenants. When we received notice that the village required this for the 2017 year I contacted All County and was told by Gloria that everything was handled and they would take care of it all. Well apparently they never scheduled this inspection because we received notice from the village that if we did not schedule the inspection within a one week period from receiving the notice a $750 per day lien would be placed on our property. So All County lied about taking care of the issue with the village and just decided to ignore it. When I called the village and asked how this could occur the woman informed me that often times disreputable rental companies will just pay a fine instead of scheduling inspections. The reason for why All County never scheduled the inspection became clear when we had our own inspection done by the village and they informed us that having tenants live in the basement without egress windows was illegal. All County knew from the beginning of the lease with these tenants that they had people living in the basement. So instead of remedying the situation and telling us about it, they chose to just ignore the inspection requirement and continue to let people live illegally in the basement without ever saying anything at all to us. As you can see, not only is All County incredibly disreputable and dishonest but they also engage in clearly illegal practices and apparently do not care about telling their clients about any of this. I cannot stress enough how terrible it was to work with All County. I honestly do not understand how they have any positive reviews, as I would give them negative stars if I could. I very highly suggest that anyone looking into All County look elsewhere.

I can honestly tell you that they treat their tenants the exact same. If you contact them, it takes a very long time for a reply, if you get one at all.

Requests to fix small things were not addressed due to they were not 'emergencies.'

However, if any email or request was beneficial to them, you got an answer quickly.

There was an issue with our rent not processing correctly by the due date on the website.

They lied to us about 'not knowing when there is any issue with a payment' and took 2 days to get back to us. We were charged additional fees for those days and they still refused to waive fees (even though it took them so long to figure out the issue).

I work with realtors often and have well warned others to stay far away from this company.
